We are happy to tailor our involvement to suit your needs and your budget, as we believe good planning, particularly in the early design stages, can mitigate many risks and ensure a smoother build process, while also adding great value to a project. Moving a line on paper is far cheaper and less stressful than changing the built form mid-stream on site!

We follow the gazetted SACAP (South African Council for the Architectural Profession) six stage architectural work process, but can cherry pick the stages the client requires. Fees are charged as a percentage of budget OR on an hourly basis, whichever better suits the particular situation (Project Cost Based fees or Time Based fees). 

Generally, we offer the following three levels of service:


Masterplanning: Stage 1 & 2

This process involves gathering a brief from the client, all site constraints and rights, and all other relevant information - the current status quo, if you will.

We then indulge in blue sky thinking to imagine all possible scenarios, regardless of budget and timing. This 'daydream design' is then bought back to earth, formed into a cohesive plan, with reference images and an associated budget. Generally, two or three options are presented to the client.

This process is most helpful for first time architectural clients, and helps with long term and logisitics and decisions ("should we sell/buy this house?")


Approvals & Documentation: Stage 1 - 4.2

This level of service involves the above (masterplanning) stages as well as design resolution (stage 3) and Council (stage 4.1) and Technical Documentation (Stage 4.2) - everything up to the actual build on site. This documentation includes, for example, your Door & Window Schedule and Electrical Layout - so a very high level of detail. This service also includes the Tender Process - whereby the project is tendered on (priced) by contractors (builders).

Detail kitchen & joinery drawings are offered as a supplementary service.

This is suitable for clients who will self build, repeat renovators, those who have the time and energy to manage a build on site, who want to save on professional fees - or those who will engage separate consultants for Stage 5 & 6 (for example, engaging a Quantity Surveyor and/or Project Manager)

Full Service

This level of service involves the above processes, as well as Stage 5 & 6: the management of the Building Contract (preferably the JBCC Principal Building Agreement) with the Architect acting as Principal Agent. The advantages of having the same professional throughout the process is the continuity of the original design intentions.
